  • Yes. We never just hand abprospective tenant a key and let them view the property on their own. Not only is this method ripe for potential problems, but we feel that by personally showing every prospective tenant we are better able to evaluate the applicant, sell the unit by pointing out its highlights and features and ultimately get the vacancy filled quicker with a high-quality tenant. Speaking of getting units filled, over the past 6 years, our previous rental company in the Gallatin Valley, we had averaged over 97% occupancy on the units we managed – well above the industry average.

  • We can get your money to you faster than almost anyone in the industry because of our highly-automated processes. We end our monthly accounting on the 10th of the month and as soon as the books are reconciled you will receive your statement via email and the money will be direct-deposited into your bank account of choice. This process usually takes only a few days. No more waiting until the end of the month to receive your money!

  • Yes of course! Many of our owners are globe-trotting the world! Your payments will be direct deposited into your bank account. The monthly statements will be emailed. And you can view all this online (similar to online banking) anytime 24/7.

  • We use industry-leading rental application screening software to check applicants’ credit and criminal history. In addition we contact landlords, employers and references to ensure that your rental is filled with a high-quality tenant. All of this is included as part of our management with no extra cost to you.

  • Yes! We understand that making the application process easier for tenants will result in more applicants and less
    vacancy - so we accept both paper applications and online applications from our website.

    We also have an active referral program where other real estate professionals will refer tenants to us. All
    of this is included with our management service. When appropriate we will utilize paid advertising through the newspaper – this cost would be billed to you. Often times we can get a new tenant lined up before the old tenant even leaves!

  • RENT 406 is equipped to handle repairs and cleaning. Usually our maintenance staff will be able to correct most issues that come up. If it is necessary to use a 3rd party professional to make repairs we can coordinate it through a variety of different vendors. We never charge anything on top of the 3rd party bills.
